Make your Phoenix trip a relaxing and joyful time by knowing as much as possible about our wonderful property. Please read these terms and conditions.
1. CHECK-IN IS AFTER 3 PM on your arrival date and CHECK-OUT IS 11 AM on your departure date. Please contact Homeowner for early check-in or late check-out. We will do our best to accommodate your requests based on the reservation calendar.
2. This is a NON-SMOKING rental house. Smoking is not allowed at all, including e-cigarettes and vaping. If you smoke outside, you must agree to pickup and dispose of all trash. Smoking inside the property will result in the forfeiture of 100% of your security deposit.
3. The guesthouse is privately owned; the Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the property.
- Keep the property and all furnishings in good order.
- Keep the unit LOCKED while away from the property.
- USPS mail delivery is available at this address. If you would like mail delivered during your stay, please make arrangements with the Homeowner. Fed-Ex, UPS, and other private mail service delivers are also available.
- There is no phone land-line in the guesthouse.
- Guests have unlimited use of the furnished gazebo, Gas BBQ, and pool. If using outside amenities before 8AM or after 10PM, please be considerate of the neighbors.
- WIFI/DSL internet connection is available. WIFI connection is PASSWORD protected. Please ask the Homeowner for the PASSWORD upon arrival for access and secure connection.
- Covered Parking in the carport of the main house is limited to one (1) vehicle. Additional guest parking is available in the driveway and on the street in front of the main house.
4. Minimum Age: The Primary Guest signing this agreement must be 25 years or older. Primary Guest must be present for the duration of the rental period and secure reservation with a credit card and supply copy of their drivers license and emergency contact information.
5. SWIMMING POOL POLICY: No children under the age of 6. Swimming Pool is directly accessible from guesthouse and does not have Arizona mandated fencing/barrier required for children under the age of 6. NO EXCEPTIONS.
6. PAYMENT – Guests will receive our Rental Agreement before a deposit is made. The Rental Agreement must be signed and returned with any requested documents to finalize booking. An advance payment of 50% of the total rental amount, security deposit, and cleaning fee is due at the time of reservation. The balance is due thirty (30) days prior to your arrival date. If payments are NOT received on time, the reservation may be cancelled and previous payments become non-refundable in compliance with the cancellation policies listed below. Acceptable payment methods are e-checks, personal checks, or credit cards through PayPal, Square and Zelle.
7. REFUNDABLE DAMAGE DEPOSIT: A $75.00 damage deposit is required for all guests. It is refunded within fourteen (14) business day after guest departure providing there aren’t any damages to the property. While no one expects it, damages sometimes occur. Please notify us in the event that any damage occurs so that we can make the necessary repairs before the next guest arrives. Damage deposit will be refunded provided the following provisions are met.
- No damage is done to unit or its contents, beyond normal wear and tear.
- No charges are incurred due to collection of rents or services rendered during the stay.
- All debris, rubbish and discards are placed in the trash and recycle bins.
- All keys are left on the kitchen table or delivered to the homeowner.
- All charges accrued during the stay are paid prior to departure.
- No linens are lost or damages.
- The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.
If the premises appear dirty or damaged upon Check-in, guest shall inform Homeowner immediately.
8. CANCELLATIONS- A thirty (30) day notice prior to check-in date is required for cancellations. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty other than any third party payment credit card processing fees. Cancellations less than 30 days prior to arrival date or early departure after check-in do not warrant any refund of rent or deposit.
This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
9. NON-REFUNDABLE CLEANING FEE: A $100.00 Non-Refundable cleaning fee will be added to your total rental cost. While we hope that the house will be left in a similar condition as when you arrived, the charge is for professional cleaning and laundry service to prepare the house for the next guest.
10. NO DAILY HOUSEKEEPER SERVICE – While linens and bath & pool towels are included in our home, daily housekeeping service is not included in the rental rate. We do not permit towels or linens to be taken off the property.
11. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advanced payment and the party will not be permitted to check in.
12. OCCUPANCY- Occupancy (i.e. number of guests staying overnight) is strictly restricted to the number of guests that are reserved for with a maximum of 2 guests. Guests will be in default of the Rental Agreement if they have more guests in the house than the number they have reserved. Guests may reduce occupancy or be subject to eviction and full loss of security deposit and remaining number of rental nights. Registered guests are welcome to invite people for limited social occasions.
13. RIGHT OF ENTRY – Guests understand, and agree that Homeowner reserves the right to enter property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations, and improvements.
14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned terms and conditions must be approved in writing in advance.
